The div dates when they declare, when they record, when the payout will not be the same every year Sometimes pay 2 times, sometimes 3, sometimes 4 As long as every year, the div payout rate is higher than bank int and inflation rate, I am happy to stay invested

Ex Date ad Re Date are in Feb, Ex Date is 26/02 if not wrong You will need to buy/hold those shares before the Ex Date Payout date is 09/03 If you only bought those shares in March, then March payout you will not get Div info is available everywhere lol

You just missed the Feb dividends boat, payment will be made in Mar Most probably the next one will be in Aug, but possibly May too if you' re lucky 2.93 last traded price is really a good price to enter imho It' s never too late to stay invested, hope to see you again before the next round of dividends lol

DBS puts 12 month TP at $4.00, so still a very long way to go, it' s blue chip, safe investment Anyway, AREIT has been giving stable dividends returns for many years Depending on your entry price (if you had already bought in the past), could be easily 4%-6% dividend payout annually So much better than sitting in the bank with less than 1% Good thing that you got in on the dip, that was a nice price, $0.01 lower than the last public offering

Hi, thanks,  I didnt rush to it earlier,    so I got it yesterday at closing time near to 5pm ,    at $2.95 lol.    Not sure ok or not,  but just buy to hold for long term park one side.

Pricing dropping isit because of rising bond yields, and inflation rising concerns ? Thats why affect the price dropping ?  Or isit because recently the govt budget no give to reits or property developers ?    Recently in the US, alot of tech stocks pullback because of rising inflation / and rising interest concerns , not sure how this will affect reits ?  Anyway happy new year everyone. |

Ascendas Reit a preferred pick over CICT for DBS
 
DBS Group Research on Wednesday named Ascendas Real Estate Investment Trust (Ascendas Reit) its preferred pick over CapitaLand Integrated Commercial Trust (CICT).
 
While both counters trade at " similar and attractive" yields of about 5 per cent, Ascendas Reit wins in a neck and neck race as its unit price has lagged its large-cap industrial peers by close to 20 per cent since pre-Covid-19 times, the research team said.
 
Ascendas Reit has lower earnings risk as most of its assets are beneficiaries of rising demand from e-commerce, DBS said. About 74 per cent of its portfolio comprises new economy assets in business parks, logistics and hi-specs and data centres.
 
On the other hand, about 54 per cent of CICT' s tenant trade sectors may see a slower rebound in 2021 given the lasting impact from the Covid-19 pandemic, DBS estimates. Office occupancies may also be impacted if more firms look to crystallise occupancy savings by adopting flexible work arrangements.
 
Ascendas Reit' s planned acquisition of its pipeline from its sponsor should also drive a rerating and close its gap versus peers that have been outperforming Singapore-listed Reits by about 21 per cent since December 2019.
 
DBS believes that the potential injection of a 75 per cent stake of Galaxis, Ascent and 5 Science Park Drive in Ascendas Reit' s portfolio will likely be well-received by investors if offered for acquisition in FY2021.
 
" While we remain excited on the possibility of ION Orchard being injected into CICT, the asset low yield and 50 per cent stake may prove to be a hurdle," DBS said. As such, Japan offices could be a possibility for CICT to consider.
 
DBS has a " buy" call on both Ascendas Reit and CICT, with target prices of S$4 and S$2.50 respectively.
