yap.. monitor the 10y yield... BUT i think the yield must trend down under 4 then reits will start to rise, if not I think reits will be stuck for awhile

Monkey, what is crucial is the yield gap. Not just the yield of a security. If the difference in yield between Reits and bonds widen, this makes REITS more attractive. But if DPU of a reit falls more than bond yields, then you can expect investors to pull money out of your REIT
