Govt should look into increasing the property tax of 2nd and subsequent properties to prevent further hoarding of properties. Wonder why only trying to prevent purchase? There are many rich people who will not be affected unless govt do something to those hoarding properties | ||||

Instead of agents comm, it is a cost of sales.  No matter how small they construct still have to comply with 85sqm per unit rules. the foreigner 30% ABSD make the premium and luxury condo, 10% more expensive, it also cease the demand of 2nd buyers.  The 5% for its new launch is a discount from the cost of sales. This 5% will go to agents pockets for those units which cannot be sold out after months of launch.

Property Developers are also a kind of business. If they always want to bid higher and expect people to keep buying property higher and higher prices. Then this is the time for them to rethink. And maybe it is time for them to make some losses. | ||||

Yup. Agents comm is factored into the launch price and the profit margin is usually 15%. So developer will lose money if they cannot sell the unit and having to pay the 30% penalty.
Perfect 10 now has discount of 5% for its new launch. Expect to see current new launch at lower price.. and for new launches, quantum will be made affordable by making units smaller?

All the agencies and developers' counters are expected to be bearish and going downtrend. Even REDAS came out to say about the challenges that all the developers will face with the latest cooling measures including financial hardship. A big tight slap on the faces of developers. Now developers are appealing to govt for relaxation, do you think the govt will relent? Been hovering around $1.6x to $1.7 and likelihood for Propnex (OYY) to go downtrend to $1.55 to find some support before the next price action.  |

she is singaporean and bought 3 landed property for 3 China citizens. She manage to buy and hold the landed property under her name till default payment from the 3 China Citizens. Or else who will know if she manage to clear the payment and own 3 units. The benefiary of a trust holding restricted property must be singaporean as well. Above is illegal but how to find out if the trust agreement is signed in oversea country?

Developers will eventually adjust their commission payments as per their project development and sales price.  Developers selling EC, of course will not pay for 9% instead 4% or even lower especially in this hot market, couples looking for EC to buy and visit the show room directly.  When in very cold market like 2013-2018, Developers require the help from agents to brainwash the couples to buy ECs and willing to pay higher commission for agents, do you expect developers to do this? This is how it works, so nothing is easy, don' t ever think those top seller agents never put in their efforts.

This only work for HDB BTO and resales which has vast buyers and sellers to match the sales. HDB just sit down there post the new launch and SBL flat in their website, all will come to apply new flats. but for private residential property, more than millions or hundred millions, the buyers are richs, busy in business or enjoy life or travelling around the world who can spend 6 digit to buy a luxury bags, so do you think they will prefer to shop luxury bags or show house? The Macau casino tycoon daughter recently enbloc a condo at orchard, do you think her buyers who can afford to buy her new developed properties can be easily found through posting on the web?

Enbloc Developers have to pay 35% ABSD now for Enbloc, to build and sell the properties within restricted period by URA in order to claim 30% back. They cannot advertise and build show room and wait for client to step in to buy the properties. Those richs are busy on own business will not be interest to do own research to save the commission to pay for the service. at the same time, the developers also have no time to hold the property not to sell. A development may only bring in 15-20% profit margin only. To claim back the 30% ABSD spent in Enbloc is part of their profit margin. So you shall understand how the private residential property market eventually turn to rely on Property agency like Propnex, ERA and few biggest players who their agents distribute every corner in singapore, casino, globally, or knocking doors of the MNC CEOs or wifes to introduce the new launch properties. If you understand this, you will know why developers are willing to pay 4-9%.

Developers will still rely on Property agency to market and advertise their property. 30,000 over agents in Singapore, how powerful the penetration is. after years of cooling measure since 2013, developers saved the expenses on marketing and advertisement in Media, just sit down, set a price and wait for agents to bring in customers. This business model is unlikely to change.  the 4-9% basically are partially saved from marketing and advertisement and partially paid by buyers.  Do you think Dyson owner was so free to read property advertisement to do analysis his own before buying the penthouse and GCB or just walked in propnex and sit down there for the agents to introduce a property which can match his expectation? Agency is not just selling house but also selling their networks, knowledge of local rules, financial capability and etc.  The market is changed and will not return back to old school method to sell million dollars products.

developers have so deep pocket, should start thinking as per your suggestions, or when after 2/3 years still got many remaining units and to avoid 25% absd for those unsold, then engage agents or bring down prices further to get it sold, afterall developers always have buffer on their profits

developers have given the past few years between 4 to 9%, they should be reducing the selling price to attract buyers directly instead or completely leave out agents, since when if their properties are of great design etc including reasonable locations would need agents to help!, developers just need to spend more money on advertisements, social media and employ agents who are now thinking of leaving for a permanent paid jobs instead of zero income and only depend on commission as an agent without a paid salary next year will be tough, only those who do not need to pay ABSD and no issue with TDSR 55%, will buy but again, stay happy with your current home for next 2/3 years and come back when election is around the corner in 2025.  prices of condo will be down and agents comm will be back 1% soon

How to close up green when market sentiments is down with the cooling measures? Will be In the negative region for today and the remaining week. May even break the support level and head downwards to $1.3 as commission of agencies are affected.  Also, in recent REDAS meeting, developers are discussing about doing away with agents or reducing their commission as these 2-3 years they feel that they give too much commission tas much as 5% to agents taking away their profits.

however, trouble is those could buy, rather not and buy other options! ..  some don' t believe in properties too, by the time we knows is too late, like me... i could have buy into properties when younger .. my many airforce friends have multiple units during the 1990s ..  so i think, we did live in regards?

cea should have some experience staff. also if MND staff cannot comprehend and analyse, they should do other jobs and get on board those who perhaps had been in the real estate agencies hopefully our minister can jumpstart it with applications open to real estate agents who have been aware of these loopholes etc to work in MND and CEA, and I believe there will be agents now thinking of leaving the industry since it is going to get tougher
