However, I see a lot of the sells are married trades.  E.g. Off hand I can remember 12.8m @0.55.  Another 6.8mil @0.545.  Another 5m @ 0.55.  If the buyer party is a friend/associate, then this is simply a holding arrangement. Yes 11% yield is not guaranteed.  This is at 70-80% occupancy of the hotel.  No different from other hotel reits.  Quite exciting actually.  REITs are meant to be boring income instrument.  Now suddenly there is a high yield high risk case.  There is always a place for HY in your portfolio to spice things up :)
