Singapore&rsquo s financial and maritime sectors should expect the Trump administration to ramp up pressure on Iran&rsquo s oil industry and on Chinese buyers of the country&rsquo s crude, US Treasury officials told bankers and shipping executives during a visit to the city-state late last week. In the meetings with company executives and banks, Treasury officials emphasized that Washington would not be easing sanctions on Tehran, according to people present at the discussions or directly briefed by their companies. They asked not to be named as the exchanges are private. Instead, officials highlighted growing US attention on smaller, privately run refiners in China&rsquo s eastern Shandong province, key purchasers of Iran&rsquo s oil. They warned more penalties could be added, the people said. Enforcement remains a major challenge for Washington in a region where few countries recognize unilateral US sanctions &mdash but large financial institutions and any major shipping player will be eager to avoid getting tangled in secondary US sanctions. Last week&rsquo s discussions come after a cascade of US sanctions on vessels and trading companies working with Tehran. Last month saw the first move to sanction a Chinese private refiner. Shandong Shouguang Luqing Petrochemical Co bought Iranian oil valued at about US$500 million, the Treasury Department said in a statement at the time. They also come just as the US and Iran restart negotiations over Tehran&rsquo s nuclear program. White House and Iranian officials have said the indirect talks at the weekend were &ldquo constructive&rdquo , though the US side has also described the issues at stake as &ldquo very complicated.&rdquo US officials have previously visited Singapore, Asia&rsquo s oil trading hub, and neighbor Malaysia in an effort to bolster US sanctions on Iran and its curbs on Russia&rsquo s ability to keep funding its war in Ukraine. This latest visit also included a stop in Hong Kong, the people said. The US Embassy in Singapore did not immediately respond to an email seeking comment. Boustead bags design-and-build contract for new pharmaceutical facility in Tuas
Coupled with RM300 million data centre project secured last November, the group&rsquo s engineering order backlog is now worth S$428 million
 
[SINGAPORE] Boustead Singapore : F9D +2.86%&rsquo s engineering and construction business unit, under its real estate solutions division Boustead Projects, has clinched a design-and-build contract for a new pharmaceutical facility in Tuas.
 
While the value of the contract was undisclosed, the group said that the latest contract, coupled with its RM300 million (S$90.7 million) data centre project, brings Boustead Projects&rsquo order backlog to SS$249 million. The data centre project was announced last November, and involves the building of a four-storey centre, an adjacent two-storey substation and pump house. It is expected to be completed by the end of the 2026 financial year.
 
The two contracts also bring Boustead Group&rsquo s engineering order backlog to S$428 million. This comprises unrecognised project revenue remaining at the end of the first half of FY2025 and the total value of new orders secured since then. 
 
In a bourse filing on Friday (Mar 28), Boustead said the integrated pharmaceutical manufacturing and research and development facility will play an important role in enhancing clients&rsquo global network. 
 
The facility, which will be located within Tuas Biomedical Park, will also allow it to &ldquo better meet growing demand from customers in advancing drug discoveries and treatments to patients in need&rdquo , said the infrastructure-related engineering and technology group. 
 
Thomas Chu, managing director of Boustead Projects&rsquo engineering and construction business, added that the design-and-build process will fast-track the development process more efficiently. 
 
&ldquo Managing the entire project from start to end also allows us to focus on delivering a specialised end-product that caters to our clients&rsquo specific operational and high-specification manufacturing needs,&rdquo he said. 
 
The facility is expected to be completed by the third quarter of 2026. 
 
Boustead does not expect the contract to have any material impact on its profitability, earnings per share and tangible net asset value per share in the financial years ending March 2025 and March 2026.

Boustead Singapore to hive off real estate business subsidiary to take 24.1% stake in Unified Industrial
Singapore-listed company says proposed transaction will facilitate future capital-raising opportunities
 
[SINGAPORE] Boustead Singapore&rsquo s subsidiaries have entered into a master share subscription agreement with Hong Kong-based real estate company Unified Industrial and will form a new logistics platform called UIB. 
 
The Singapore-listed company has agreed to transfer its fund and property-management businesses to Unified Industrial.
 
As part of the agreement, Boustead Singapore&rsquo s subsidiary BP-Unity will take a 24.1 per cent stake in Unified Industrial. The 35,505,812 new ordinary shares which will be issued will have a total subscription value of US$78.6 million.
 
Boustead Singapore said on Wednesday (Mar 12): &ldquo For over 20 years, the group has worked closely with government agencies to provide local and foreign end-users with industrial real estate solutions in Singapore. During this time, with Singapore&rsquo s evolving industrial scene, project costs have risen significantly in tandem with increasingly complex and sophisticated real estate solutions, particularly in high-value segments that require specialised fit-outs.
 
&ldquo In providing such real estate solutions to industrial end-users, (the group) has had to invest substantial capital from its balance sheet to comply with regulatory and commercial requirements for the company to own majority stakes in certain industrial projects.&rdquo  
 
Boustead Singapore said it is of the view that the proposed transaction will be in the best interest of the group as it will facilitate future capital-raising opportunities.
 
The group may no longer need to commit substantial co-investment positions for funding future development projects in Singapore and Vietnam, which allows for the allocation of capital to other investments that may generate potentially higher returns for the shareholders of the company, added Boustead Singapore. 
 
&ldquo The proposed transaction will result in geographic diversification into the Japan and China markets and potentially to other identified growth markets.&rdquo
 
Subject to the successful execution of business plans in the next five years, the transaction could potentially create value for the group given its stake in a regional Pan-Asian logistics and industrial platform.
 
On a pro forma basis, the proposed acquisition is expected to lift Boustead Singapore&rsquo s net tangible assets attributable to owners of the company to S$524.2 million from S$502.5 million, assuming the transaction had taken place on Mar 31, 2024, at the end of the company&rsquo s last financial year. 
 
Earnings per share would have risen to 16.8 Singapore cents from 13.4 Singapore cents.
 
The new platform, UIB, will target real estate opportunities in high-growth sectors, particularly in logistics and data centres, both of which are experiencing growing demand driven by e-commerce, digitisation and regional supply chain realignment in the Pan-Asia region.
 
UIB will have US$3.5 billion of assets under management across Japan, China, Singapore and Vietnam.
