They just need to put in a little more admin tasks - it should be fine,... this qtr-ly dpu thing will really pull in a lot of income investors,... it' s up to them,... see whether they wished to be unique or not in the SG REIT mkt,... or perhaps a 4-monthly payout,...  better than half-yearly,...

Very unlikely to be quarterly dpu since difficult for overseas properties to make quarterly reporting and accounting computation

Let' s compare the attributes and characteristics with the coming IPO of KBS Realty Advisors / Keppel Capital ! I am still hoping the prospectus of KBS/KC will announce quarterly dpu payouts for investors. It will really be a first for an SG REIT with all assets overseas,... faraway,....

At first glance, looking at the yield alone,... there doesn' t seem to be much advantage of KBS over Manulife REIT. BUT,....... if KBS can declare that they are giving our the divvy payout four times a year, then this will be ' one-up' over Manulife REIT. It will also be one-up over many over ' international-asset' counters, namely iREIT Global, the coming CEREIT, Croesus Retail Trust, Keppel DC REIT, etc,.... ....Speaking from a REIT Investor pov,.... |

The coming KBS Realty and the current MUST have identical assets-types, and the same denominations of the original transactional currency, ie the USD. Before KBS came about, specific investors who hold USDs, and who have targetted to invest into the US REIT mkt have, at that time, ONLY Manulife US REIT  to look upon to realise their returns in this asset class. But when KBS comes, then such investors will have choices between the two now,... hence, the challenge here,... Across the mkt, yes, it' s true that the more ctrs we have in the mkt, the more interests instilled, however, more interests also mean more choices from which this specific group of  investors can pick from.

Frankly,... with the impending listing of KBS Realty, I am now considering lessening my take-up of the Rights Units being offered by MUST now. I' m thinking of reserving my funds to buy into KBS Realty later. MUST has one scary thing here - it loves doing cash raising exercises,.... | ||||

This REIT is an European REIT, and its original  denomination is  in the EURO. It is not the challnge to MUST. The coming IPO of KBS Realty is the challenge to MUST.

There are no properties in the southern tip of the USA mainland. Hence, no properties affected by Irma or by the earlier Harvey,... The challenge to Manulife US REIT would be the coming  IPO of KBS Realty next month,... especially if KBS Realty is able to give out 4 times a year dpu payout, on top of the tax-free USD dvd payout. Then,... I believed many investors who have USDs in-hand, or who would like to have exposure to the US REIT mkts,... may ' migrate over' their holdings to KBS Realty. It' s just the logical thing to do,... unfortunately,.... I hoped there would be announcements from KBS Realty before ' the notice of cum-rights trading' for this MUST Rights Issue here.

I believed many investors who re currently investedinto manulife US REIT would hope for this new IPO coming soon between the JV of KBS Realty and Keppel would dish out the divvy payout 4 times a year intstead of only two times a year. If the JV can payout 4 times a year, MANY investors would flock over to this US REIT. | ||||

I think some investors have a lot of USDs in hand,... hence, the need to invest DIRECTLY in the USD, so that will not suffer exchange losses,....

Wohhhh,... thank you  for this news, Laksaman,... then, well,... Manulife IS REIT will have some competition already,.... can start to reserve the USD holdings to invest into this incoming REIT,...... Wahh,... 7% yield targetted some more,... but then : will this be tax-free to investors outside of the US ? Hmm,... need to resevr funds in USDs for this REIT already, and some more, it' s  a JV with Keppel Corp,.....

They can just fixed the exchange rate and u can just pay in SGD. They do this frequently for dividends denominated in foreign currencies. Quite easy to do same for rights issue ma. Why worry | ||||
