Once we get into phase 3 and gathering sizes can increae - 313 Somerset will be a major beneficiary given their large number of F& B tenants.  Footfall will also increase, including those heading to F& B outlets in other locations via Somerset MRT. | ||||

What I like about lendlease reit (Key notes):  I found that they lendlease reit has an extremely low cost of debt.  Their entire loan has an  interest of less than 1%  !    (this translates to an  interest coverage ratio, i.e. the amount of times their Earnings can cover their interest, of  9.2 times  ! There will be a  new revenue stream in the year 2022    =  more DPU and, in turn  =  more share price increase,  from the upcoming carpark mall.  This new mall is in a prime location, just outside Marche of somerset 313 and opposite Ben' s and Jerries, at the entrance/exit of 313.  This is also the plot of land just beside H& M.  Locals can see for themselves this is where human traffic is the highest.  Lendlease reit targets millenials: 
Their European office is under a  Master Lease  (the best type:    triple net lease) to a TV station under ComCast which is a profitable company.  The Master Lease is until  2032, which means lendlease receives a  fixed income all the way until 2032.  Furthermore, because the Euro dollar is getting stronger,  there is an added bonus profit to shareholders of lendlease reit when the profits from the european office is converted to SGD.  The price now is only a steal because of COVID. yay.  They IPO-ed just before covid, which is our gain as investors. They IPO (without JEM and the 2022 upcoming mall) at a price of 0.88-0.9.  By comparison, CapitaMall when it just started, IPO-ed (with Tampines mall,  Bugis Junction & the old funan mall) at 0.9.  Bonus remarks for why I like lendlease:  Besides the strong points above, land is scarce in Singapore which means land has intrinsic value always which appreciates.    That is the beauty of land in Singapore :) (and similarly, hong kong) where land is scarce.  Their sponsor, Lendlease group, is akin to the Capitaland of Australia.  They have a 1.5 Billion dollar pipeline future plan.  And, it will not be surprising if any of these properties, including Parkway mall, PLQ, more stake in JEM (which has an IKEA and IKEA restaurant, people magnet) and the likes get injected into the lendlease reit.    In the meantime, if you plan to hold or are already holding, you will be collecting dividends that are higher than fraser centrepoint, while watching the reit grow (together with your capital).  GOOD LUCK! |

Lendlease Reit says Covid-19 may cut rents at 313@somerset
Subdued retail sector and leasing demand may depress rents for both new and renewed leases
 
THE manager of Lendlease Global Commercial Reit (LReit) on Tuesday noted that the subdued retail sector and leasing demand may potentially depress 313@somerset' s rents during lease renewals and when entering into new leases.
 
" Leasing activities are expected to remain soft due to weak demand against Covid-19 headwinds," it said in a business update for LReit' s first fiscal quarter ended Sept 30.
 
" Retail tenants are adopting a wait-and-see approach and are recalibrating their cost structures, which may pose a challenge during lease renewal," the manager added.
 
Occupancy at the Singapore mall totalled 95.6 per cent by the end of September, although LReit' s manager has secured a new tenant since then, which will improve the occupancy to 98 per cent.
 
Its tenant sales recovered to about S$42.6 million for July to September this year, more than triple that of S$11.7 million for the previous quarter and about 70 per cent of pre-Covid-19 levels.
 
Visitation also improved quarter on quarter, totalling 6.2 million people for the latest quarter, almost triple that of 2.2 million for April to June, and about 60 per cent of pre-Covid-19 levels.
 
Domestic demand will continue to support the mall' s tenant sales and visitor numbers, seeing as travel restrictions are still in place, LReit' s manager said on Tuesday.
 
313@somerset' s tenant retention rate held steady at 80 per cent.
 
Meanwhile, Sky Complex in Milan, comprising three Grade-A office buildings, is fully leased till 2031, excluding the tenant' s break option in 2026.
 
The tenant, satellite TV platform Sky Italia, has made all its rental payments in a timely manner with no rental waiver granted, LReit' s manager said. This came as Sky Italia continued to operate its broadcasting business during the pandemic, with safe management measures in place.
 
The stable revenue from Sky Complex is expected to help protect LReit' s income as the coronavirus pandemic takes a toll on the retail sector.
 
Overall, LReit' s portfolio properties were almost fully occupied, although the occupancy rate edged down to 99 per cent as at Sept 30, from 99.5 per cent as at June 30.
 
Leases that are expiring by June 2021 make up about 3 per cent of net lettable area (NLA) and 12 per cent of gross rental income (GRI).
 
Thus, the weighted average lease expiry of LReit' s portfolio amounted to 9.5 years by NLA and 4.9 years by GRI as at end-September.
 
LReit' s gearing ratio was 35.6 per cent as at Sept 30, up slightly from 35.1 per cent as at June 30.
 
On Oct 1, LReit bought a stake in the Jem suburban mall in Singapore via a 5 per cent interest in Lendlease Asian Retail Investment Fund 3, for about S$45 million. The fund, managed by a subsidiary of LReit' s sponsor Lendlease Corp, indirectly holds a 75 per cent interest in Jem. The acquisition provides income diversification, as the office component, accounting for 35 per cent of NLA, is fully leased on a long-lease term to Singapore' s Ministry of National Development, LReit' s manager said.

not referring to anyone. but just hightlight some of the tactics that these people used to cheat the innnocent investors.  it does not apply to punters though. punters come with different aim. they see stocks that is promoted by these as opportunity and go with it. hoping to qiqo for a profit. | ||||

buyers be careful. some swindler use this tactic.    1 they give tips on some hot stock which has higher chance of gain or lost. some of these will be profitable. 2. then at a time when they need either to distribute or need help to push down price to scoop. they advertise their called. some times with reasons some time without. they tell don' t ask question. if you believe just follow. hot stocks up or down or one way call normally results in losses. this type of tactics not new. in the past thru friends groups, religious group friends. today via apps group, forum, investment training etc. please your hard earned money. do your own due deligent. at least ask around many experts and draw a conclusion of majority view. one house called is only one. if there is a house who is against the rest, normally also hard to move. |
