Actually I thought the practice to value property counters used to be via NAV n RNAV.  But of course counters n CES n LB were primarily construction n civil-engineering related businesses in the first instance.  Property was seized by the  astute n quick-minded  coy  bosses to strike while the iron is hot so to speak, n  to also boost their  activities  through inhouse property construction.  In any case, whichever yardstick is used, a lot of counters here are just dead.  It' s more an sgx disease.  If we look at  PE, the average PE is around 12 to 13.  But a lot of counters languishing at PEs  < 10, many < 5 too.  Then we look at future prospects as a tp evaluator also can' t explain why so many counters dead.  To me, our  mkt is just being over-controlled by chng kays.  Px  squeezed down until cheap cheap to force weak holders to hand over.  Then when they have collected enough, suddenly shout ' undervalue' n px shoot up at rocket speed.

I think NAV shd not be use to value a shr price. If that is the case, then many counter would hv soar. Lot of good counters are trading close to half their nav. I think mkt still prefer to look to future growth.

CES NAV now shd be around 1.40.  So, if 80c really quite cheap to buy.  If go down 75 or 70 better still.

After Fulcrum and nine resid/junction 9, CES will have NO PROJECTS to TOP in 2016??? Am I correct????  this means that the EPS for 2016 will be very bad???? So, if we buy now, people will compare with 2014 and say 2015 results is a Big drop. Moreover, 2016 results will even be worse rite??? No wonder share price dropped and dropped???

give me an example of a property developer company who has record profits year after year, if you managed to find one, please kindly let me know property counters shouldn' t be judged just on earnings alone, there are also other impt factors, such as NAV

estimated eps for 2015 : 21 cents, i  believed it is also mentioned in earlier posts bad or not, it is up to u to decide |

Could it be that market is pricing in a very bad performance for 2015 results, given that there is only two projects to be TOPed in 2015?   Fulcrum and 9 Resi/Junction 9.   And sales for Fulcrum have been very bad to date ?? |
