I suspect there is something brewing, but not a privatisation.  Could be Gultech related, or maybe a asset restructuring or REIT. Let us see.  News should be out within the next few days. | ||||

I think many other investors are very mad with this company. But not much news still leh... gotta wait a little more and see if they pay only 40 cents to acquire this. That would be tragic! | ||||

I am a bit mad about that too. I am not sure if you are familiar with this company or are vested. Good to look carefully into the quality of the assets and the real value that can be unlocked.  It is severely undervalued. My greatest fear is a low ball privatisation, which must be blocked at all costs.  Not the debts.

This is an asset rich property company with many crown jewel assets - Hyatt hotels in Melbourne and Perth, Robinson 18, Robinson Point, Link at Bukit Timah, The Oxley commercial, Gultech etc.  Opus Bay and Hainan are its latest developments. Maybe this announcement could be related to Gultech - either a sale or dividend payouts to TS and upward to shareholders.  The RNAV has been estimated to be well above the 90+ cents NAV.  They are a very conservative company, and low key. Why it is so extremely undervalued - one can speculate. Could be deliberate pushing down. Others say it is because of the high debt gearing.  They have been making efforts to pare this down. Anyway, heavy debt in this crazy low interest rate environment is not a bad thing. They need to wipe off the high interest bonds they have been using as financing.  |

that begs the question, why are they trading at such a low price to book? what is the true value of their assets if these were put on the market??

well we are talking about counters trading at like 0.3x of book value.. i can choose to be a low baller and have an offer price way below the NAV.. if shareholders dont accept it, then slowly accumulate the shares until getting full control of the company.. investors here will just sell cheaply for sure somehow (u can see the disparity of investors valuing our stock market vs other exchanges).. i suppose the selling price wouldnt be too far off from the valuation.. selling it at 10 or 20% discount off valuation still makes a good gain.. unless of cos all the valuations here are fake and manipulated for the benefit for the companies

You would have had to pay a premium to acquire all the shares and even after that, there is no guarantee that you can sell all the properties at the valuations before you took over.

i dunno why property related counters are trading far way below NAV.. i suppose the NAV stated is all real and if i were filthy rich, i will buy and takeover all the cheap property counter at cheap price, delist, and then sell all the properties in open market, gaining all the net gain in cash.. could be some reason why no one is doing so and im being ignorant | ||||

Not necessarily. It just means the announcement is big and needs some time to be communicated in an orderly way, like it is done in the US elections.
