why Lippo Mall NAV declining despite not taking up more debt?? Big header from The Edge but is this true? - LMIRT' s DPU stabilisies in 2Q but NAV declines as gearing inches higher Looking at the balance sheet, you will notice non current liabilities has increased $18.1M. Digging deeper into note 15 and you will see the below. Focus on the highlighted part, the answer is obvious, these are mainly due to FX changes due to a strong USD.

Ya, these few guys playing a fool by throwing down 1 lot 2 lots every few seconds. Looks like coordinated effort to play down the share price by creating fear, making it seems like institutions are rushing to exit the counter.

Yes, I don' t think the sales are by  Bridgewater International Ltd or Tokyo Century Corporation. Most of the Top 20 shareholders are Nominee accounts so it is difficult to know who is selling out at current prices. Anyways, for whatever reasons most of the selling is in very small quantities and spread over a few brokerages. Am not sure retail shareholders will break up their sales into so many small pieces. Seems like it must be some bigger players who are selling down due to their own reasons...

Lippo Karawaci will not sell down Lippo Malls not because they are nice but simply because they have still 50++ malls to divest. There' s no substantial shareholder activities. Furthermore, substantial shareholders will not dump their shares this way but will share it to other parties through married deals so as not to impact the share price. Currently this is the work of syndicate trying to induce panic selling from retail investors so that they can buy the cheap. This is pre-planned and they are trying to behave like retail investors. With a couple of millions, they can corner this stock and press the price down to the range they like to have. So what does this mean? This means we can go with them and collect on the cheap together with them. Once they discover selling has died down, they will stop and most likely by end of the month when the dividend is issued. Just vested with 1 milion shares which gives 9% dividend yield. The next question is whether the Indonesia malls will do well? For the short to medium term, there' s no denial the indonesian malls will recover to pre-covid. Malls will be revalued higher due to the higher sales and will happen end of the year. Indonesia is targeted by IMF to grow by more than 5% this year. For a country depending on commodity exports, Indonesia is expected to do well this year. The interest expense is something that deserves some attention but will not bring down the company. I expect the company to bring down the interest expense by repaying some of the term loans using their existing cash.
