Lippo Malls is being relentlessly sold down and on relatively higher volumes in the last few days/ weeks. There could be two reasons that come to my mind: (1) Major shareholders know that the Trust is not doing too well operationally and has a lean stretch in front, leading them to reduce their stakes.  (2) Operationally the Trust is doing fine but the fall in price is leading to panic selling mostly amongst retail shareholders and of course there are those making their money by shorting the stock We shall have to wait for the 3Q22 results in October to get more visibility. In the meantime, I hope to continue getting the $0.0009 dividend each quarter. Of course if there is a negative change in the dividend payouts, that will be a definite event to look out for... |

Took some at 3.9 today. On queue at 3.8 for tmr. The dividend is 9.3% base on dividend of 0.36 (0.09per quarter) and share price of 3.9 cts. For info only. Vested!   |

if it' s not obvious to you previously, now it' s obvious the syndicates want to press down the price so as to flush out weak holders..... if it' s a big seller, they will not press down prices over so long and purposely tried to depress the prices.... |

Everywhere commodity like cement, steel and copper had increase lots..... Basically cost to build a mall had increase by 30%...matters of time these old malls valuation will grow.

Lippo Mall Puri from 85.5% to 86.3% (latest quarter). Not a lot but has potential to grow more in terms of occupancy. will probably need another 6-9 months for Lippo Malls to go back to 85% before going back to pre-covid of 90%. The funny thing is some malls actually increase in valuation recently vs 2019 as well:
Gajah Mada Plaza is expected to come back online in 2023 after AEI. This mall is in Jakarta Central, the golden place....if they sell this away, can reduce a lot of debts!!

Lippo sold 2 mall to fund purchase of mall puri. Mall puri is doing awesome now.
Lippo mall kuta drop occupancy....but surrounding mall in Bali (like discovery mall) is worst conditions.. It is matter of time this reit bounce back.
