FINANCIAL OVERVIEW
In FY2020, profit declined 59% to S$137.1 million from S$332.3 million a year ago. Excluding the net fair value loss on the investment properties of S$32.8 million in FY2020 and the fair value gain on investment properties of S$243.7 million and the related tax impact in FY2019, profit for FY2020 would have been S$169.9 million as compared to S$99.6 million in FY2019.

Rental income continued to underpin the Group&rsquo s financial performance and profitability in FY2020. Rental income increased 2.6% year-on-year to S$215.0 million (FY2019: S$209.5 million), mainly due to positive rental reversions.

Development profits from associates increased 406% year-on-year to S$53.2 million (FY2019: S$10.5 million). This was mainly due to a higher number of units completed and handed over to purchasers in our China joint ventures, higher interest income, and the write-back of development costs during the year.

The share of profits from the Group&rsquo s jointly controlled entities recorded a year-on-year improvement to S$2.2 million (FY2019: share of losses of S$3.6 million). The increase was due to the profits recognised from the handover of units to purchasers of the Group&rsquo s jointly owned Tangshan project in China. The increase could have been higher if not for the Group&rsquo s share of the write down in the net realisable value of Cape Royale in Sentosa amounting to S$25.9 million (FY2019: nil).

Overall, the Group&rsquo s earnings per share declined to 20.62 cents from 49.95 cents a year ago. Total shareholders&rsquo fund as of 31 December 2020 was S$3.62 billion, representing a net asset value of S$5.46 per share (FY2019: S$5.32 per share).

Our Group&rsquo s financial position remains strong. Net gearing was 0.64 times as of 31 December 2020, largely unchanged from a year ago.

Green Plan 2030 (Page 31)
. . . . . . Ho Bee Land would like to build upon what we have already done and strengthen ongoing efforts in support of the Green Plan. In this regard, we are happy to announce that we have been awarded a site, Biopolis Phase 6, to develop a mixed-use biomedical sciences and office development at one-north. Not only will this project be designed to achieve Green Mark Platinum Award set by the Building and Construction Authority (&ldquo BCA&rdquo ), it will also be within the Buona Vista node of the Green Corridor. The Green Corridor is believed to be part of the Green Plan 2030 and we are glad to be contributing towards the national goal. When completed, the 12-storey development seeks to seamlessly fuse elements of nature, technology, and wellness into its community-focused design.

In addition, following the green loans secured for The Metropolis and Ropemaker Place, London, in 2018, the Group has secured a S$271 million green loan for the Biopolis Phase 6 development with three major banks acting as Green Loan advisers under the Group&rsquo s Green Finance Framework. The adoption of this Framework is another example of the Group&rsquo s initiatives towards meeting sustainable development goals.

Selected property stocks strengthen, small cap developers could follow as indicators turn

Elsewhere, Ho Bee Land ($2.53) has moved out of a narrow sideways range, breaking out of a multi-month range at $2.45, on Mar 26. The breakout, confirmed by a modest volume expansion, and an upturn in quarterly momentum, indicates a target of $2.95 to $3.00. Support is raised to the breakout level.

Among the smaller caps, KSH Holdings, which has been entrenched in a sideways range for close to 12 months, is showing signs of life. Volume has expanded, and quarterly momentum has bounced up off its equilibrium line on a white candle day on Mar 26. To prove this is not a flash in the pan, prices need to break above the top of the sideways range at 36 cents. If so, the upside could be as high as 45 cents. KSH ended the week of Mar 22-26 at 35.5 cents.

Ho Bee Land' s units buy 3 sites in Australia and expects to build about 1,200 residences

HO BEE Land' s units have acquired three residential development sites in Australia for A$103.73 million (S$107.83 million), with these plots expecting to yield about 1,200 residential lots in total.

HB QLD has acquired a 27.15 hectare (ha) site 30 km from Brisbane' s central business district (CBD), and expects to build 323 lots there. The site is near Springfield Town Centre and well served by schools and train lines, the Singapore-based property developer said in a regulatory filing on Wednesday.

HBL VIC has acquired a 59.73 ha site between two future rail stations and located 28 km west of Melbourne' s CBD. The acquired land will be developed into 755 residential lots with a 3.5 ha school, a 5.67 ha regional sports reserve and a 8.2 ha future development parcel planned as well.

Its vicinity will be enhanced with amenities, given that the site is adjacent to the upcoming Riverdale Major Town Centre and Wyndham City Stadium, Ho Bee said.

HBL VIC has separately bought an 8.31 ha site 50 km south-east of Melbourne' s CBD, and expects to build 119 residential lots on the land.

These acquisitions will be funded by the group' s internal funds and bank borrowings.

Ho Bee said: " The projects are not expected to have any material impact on the group' s consolidated earnings and net tangible assets per share of HBL for the financial year ending Dec 31, 2021."

Ho Bee Land acquires three residential development sites in Australia for $103.73 mil
Ho Bee Land&rsquo s subsidiaries HB QLD and HBL VIC have acquired three residential development sites located in Queensland and Victoria, Australia.

HB QLD has acquired a 27.15 hectare site located in Collingwood Park, Queensland for $14.3 million. Collingwood Park is 30km from the Brisbane central business district (CBD) in the Ipswich area is also located close to Springfield Town Centre. The site is expected to yield approximately 323 residential lots.

HBL Vic has acquired two sites in Victoria located in Tarneit and Officer respectively. The Tarneit site measures 59.73 hectares and is located 28km west of the Melbourne CBD. The site was acquired for $73.2 million and it is expected to yield about 755 residential lots, a 3.5 hectare school, a 5.67 hectare regional sports reserve and a 8.2 hectare future development parcel.

The Officer site was acquired for $16.23 million and measures 8.31 hectares. It is located 50km southeast of Melbourne CBD, within the Shire of Cardinia. There will be about 119 residential lots when completed.

In a filing to SGX dated March 17, Ho Bee Land states that the acquisitions will be funded by the company&rsquo s internal funds and bank borrowings.

Ho Bee Land also says the projects are in its &ldquo ordinary course of business&rdquo and in line with its objectives to &ldquo focus on developing master-planned communities in Queensland and Victoria.&rdquo

Shares in Ho Bee Land closed flat at $2.42 on March 17.

I am heavily vested in Ho Bee Land, of course I want to know the company and its business growth and its philosophy in life. Property group Ho Bee Land has set up a $1.3 million Covid-19 support fund to plug funding gaps at smaller charities and social enterprises.
It said on Wednesday (May 20) that it has been reaching out to these organisations in the past two weeks so that their needs can be best met by the fund, which will be channelled by Ho Bee Land' s philanthropic arm, Ho Bee Foundation.
The $1.3 million comes from $1 million contributed by Ho Bee Land, as well as $300,000 from its board of directors and senior management.

Dr Chua has held several public appointments. He was appointed as the Non-Resident Ambassador of Singapore to the Republic of Maldives (2015 & ndash 2019), a member of the Constitutional Commission for the review of Elected Presidency (2016), an alternate member (2017) and subsequently a full member (2019) of the Council of Presidential Advisers.

An active community leader, Dr Chua serves as Honorary President of Singapore Federation of Chinese Clan Associations, Honorary President of Singapore Chinese Chamber of Commerce & Industry, Immediate Past President of Singapore Hokkien Huay Kuan, Honorary Chairman of Bishan East Citizens& rsquo Consultative Committee, Chairman of Ren Ci Hospital, Chairman of Board of Trustee of the Chinese Development Assistance Council, and Chairman of Singapore Chinese Cultural Centre.

Dr Chua has received many accolades for his business leadership and philanthropic impact, as well as contributions towards the community and public service sector. In July 2019, National University of Singapore conferred on him the Honorary Doctor of Letters.

Among the other awards conferred on him include the Public Service Star (BBM, 2004), Justice of the Peace (2005 & ndash 2020), Businessman of the Year (2006), President& rsquo s Award for Philanthropy (Individual, 2012), Forbes Asia& rsquo s Heroes of Philanthropy (2014), and Distinguished Service Order (2014).

Succession Planning:
Ho Bee Land has promoted group director of business development Nicholas Chua to the role of deputy chief executive and appointed executive director Ong Chong Hua to the additional role of chief operating officer.
Mr Chua, 43, joined the group in 2002. He is also the son of the property developer' s current chairman and chief executive Chua Thian Poh. He has been involved in developing Ho Bee' s businesses, particularly in Australia, China and most recently in Europe. As deputy CEO, he will assist the CEO in implementing the group' s strategies and policies, and in the overall management of the group' s business.
His promotion is part of the company' s leadership development and succession planning, Ho Bee said.
Mr Ong, who has been an executive director since joining the group in 1995, will be responsible for all operational aspects of the company' s business, Ho Bee said.
" Both Nicholas and Chong Hua have cultivated a very good and effective working relationship over the years," Mr Chua Thian Poh said in a statement. " In their new roles, I am confident that the management working with the board will be able to position the group for further growth and success."

Ho Bee Land chairman, Mr Chua Thian Poh, 68, and his brothers started the Chua Foundation, an endowment fund of $10 million, to honour their mother Seah Sar, who died in 2014 at the age of 93.

In 2011, Thian Poh established the Chua Thian Poh Community Leadership Programme at National University of Singapore (NUS) University Town (UTown) with a gift of $5 million. The programme aims to develop Singapore& rsquo s next generation of community leaders, who will be intellectually engaged with social and community issues, and are also passionate about addressing social and community challenges in Singapore. Yes, buy early will be cheaper, nearer to D-Day will be more expensive
Will be same pattern as Hi-P, last price before trading halted was $1.78 (lucky guy) when owner owned 84.x%.
Check what was the price past 1month, 2months, 3months....it will shock you, But this bro is still fortunate to earn 0.22 cents in just 3days

What I like about Ho Bee Land is that 2 houses has a trading target of $2.70 (CIMB 11Sep20) and $3.32 (UOB KH 19Oct20)
But I would think privatisation would happen pretty soon, but with or without, the target price UOB analyst arrived makes Ho Bee attractive.
