Their land bank is usually held by subsidiaries or JVs. What I notice is Yanlord usually acquires their land bank through the private market via these subsidiaries

Too many facytors are not in favour to property sector , interst up , over built , over supplies, many vacant units , unoccupaied houses , etc etc . Yanlord is over geared , especially after buying the enbloc land and UE stakes in Singapore . These 2 investments are losing monies because of high holding costs. It is a Drag to th P & L and BS. This year the dividend will have to be cut , or even skip . | ||||

Any idea why Yanlord keep buying its own subsidaries? https://shentonwire.net/2018/12/06/yanlord-land-buys-54-percent-stake-in-wuhan-yanlord-for-around-331-million-yuan/ Is it because they  enough land banks to last for another 4-5 years, and have no better use for Cash right now. If so, why don' y they use Cash to pay off some debt first to reduce their gearing? But this should be a good thing for shareholders because more share of the Net Income will be attributable to Yanlord shareholders rather than to Non-Controlling Interests. |

the future of china property or singapore property is bleak or bright bepends on one time frame. i think no sensible garment is out to kill a property company. these are needed to build for people to live and as an industry it provides jobs and contribute to gdp. it was once said and still is true that infrastructure project like housing, building bridge, rail way etc is a quick way to create jobs and kick starts a slow down economy. just that the yesteryears methods of a big pump of money into the sector is no more workable as one see that it creates run away asset inflation as a side effect. china has basically quite near the end of their clamp down on rampant borrowing , like removing shadow banks. recently there is order for their banks to provide more to sme.  any garment intervention of property is necessary when prices run away.imagine a youngcouple face with having to pay more then 20x their annual salary for housing.(7x is about right) it will create what we see in japan. young working people living from shops to shops after office hours to save on rental. on the other hand over control can kill the property market as fear grow no buyer for property.  we may witness one in hong kong in the next few years if they do not remove over kill dosage in time. property companies who are properly finance or has access to ample money supply will emerge winner in a property down cycle when land become cheap for next up cycle.   |
