LMIRT closes 11 Indonesia malls to curb coronavirus spread THU, MAR 26, 2020 - 1:13 PM UPDATED THU, MAR 26, 2020 - 2:49 PM LIPPO Malls Indonesia Retail Trust  (LMIRT) will temporarily close 11 Indonesia malls as a precaution in light of the coronavirus outbreak, its manager said on Thursday. The malls will close from March 27 to April 9, and are located in the Greater Jakarta region, Bandung and Bali. The remaining malls in the trust' s portfolio will remain open with shorter operating hours from 11am to 6pm, and with additional safety measures such as the use of face masks and hand sanitisers. LMIRT' s portfolio consists of 23 malls and seven retail spaces in Indonesia as at Dec 31, 2019. The trust' s manager said distributable income will be affected negatively for the second quarter of 2020 due to lack of rental payment from tenants in the closed malls. It is not paying twice a yr. After the swap, they are paying 6.75% from the point the swap started. If it is left say 3mths, they only have to pay 6.75% for these.   wyeo | ||||

SINGAPORE - Lippo Malls Indonesia Retail Trust' s (LMIRT) wholly owned subsidiary, LMIRT Capital Pte Ltd, has priced its inaugural US$250 million ($341.6 million) five-year guaranteed senior notes at 7.25 per cent, to be sold below par. 1. The 7.25% coupons will be paid out in USD - why is there currency risk then ? 2. The high coupon rate is offered because the investing public views this REIT  as being of high risk. 3. Selling below par to attract more insto investors.

Very ugly company................ ![]() ![]() LMIRT unit prices US$250m five-year unsecured senior notes at 7.25% to be issued below par THU, JUN 13, 2019 - 2:25 PM LIPPO Malls Indonesia Retail Trust&rsquo s (LMIRT) wholly owned subsidiary, LMIRT Capital Pte Ltd, has priced its inaugural US$250 million five-year guaranteed senior notes at 7.25 per cent, to be sold below par. The unsecured, unsubordinated notes are unconditionally and irrevocably guaranteed by LMIRT&rsquo s trustee, Perpetual (Asia), the manager of LMIRT said in a bourse filing on Thursday. They will be issued at a discounted price that is 98.973 per cent of the principal amount, and will mature on June 19, 2024. The notes&rsquo US-dollar proceeds will be subsequently swapped into Singapore dollars with a fixed yearly interest rate of around 6.75 per cent, under a swap transaction which has been entered into. Proceeds will mainly be used to refinance the majority of the Reit&rsquo s debt maturing in 2019 and 2020. This will extend its weighted average debt maturity from two years to more than 4.3 years. The weighted average debt maturity does not consider its two perpetual securities &ndash S$140 million callable in 2021 and S$120 million callable in 2022. LMIRT&rsquo s gearing stood at 33.9 per cent as at March 31, with 58.1 per cent of debt on a fixed-rate basis to mitigate fluctuating interest rates. The most undervalue counter (0.75 P/B) and the most highest distribution (10%) but the market price is so low. Good to accumulate for yield with the support of NAV. Please DYODD.  |

LMIRT Q1 DPU falls 18% as rental income drops on lease expiry MON, APR 22, 2019 - 7:22 PM LIPPO Malls Indonesia Retail Trust (LMIRT) has slashed its first-quarter payout to unitholders by 17.9 per cent, as rental income slid year-on-year. Distribution per unit (DPU) will be 0.55 Singapore cent for the three months to March 31 against 0.67 Singapore cent previously, the manager said in unaudited results released on Monday. Distributable income for the real estate investment trust (Reit) was down by 15.5 per cent altogether to S$16.1 million, as net property income fell by 7.8 per cent to S$40.5 million. Rental income was down by 7.1 per cent to S$37.4 million, partly because of lower contributions from Lippo Plaza Batu and Palembang Icon, where master leases expired in July 2018. While gross revenue rose by 34.2 per cent to S$65.9 million, mainly on the direct collection of service and utilities recovery charges from tenants, this was eroded by property operating costs, which nearly quintupled on a surge in spending on maintenance and operations. LMIRT' s portfolio, which is wholly based in Indonesia, spans 23 shopping centres and seven retail spaces in other malls. The occupancy rate stood at 91.5 per cent as at March 31, a shade lower than the 92.9 per cent recorded at end-2018, while weighted average lease expiry by net lettable area was 4.17 years. Still, Gouw Vi Ven, chief executive of the manager, said in a statement that as the rupiah recovers against the Singdollar, " the trust is also showing improved quarter-on-quarter performance as we continue to actively manage and revamp our portfolio to keep up with changing consumer preferences and to generate higher organic growth" . She pointed to plans for a new food court in 2019 at Pluit Village in North Jakarta, as well as the refurbishment of Sun Plaza in Medan, which is due for completion in early 2021. LMIRT is also looking to buy West Jakarta' s Lippo Mall Puri from the Reit sponsor, Lippo Karawaci, for 3.7 trillion rupiah (S$356.6 million) by the second half of 2019.
